These Investor Terms & Conditions apply to individuals, including overseas Pakistanis, who engage FBN Homes for real estate investment opportunities in Kamra, Hazro, Attock and the surrounding GT Road corridor.
1. Not Financial Advice
Information provided by FBN Homes about market trends, rental yields or growth potential is for general guidance only and does not constitute formal financial, legal or tax advice. Investors should conduct their own due diligence and, where appropriate, consult an independent financial advisor.
2. No Guaranteed Returns
Real estate values and rental income can rise or fall. FBN Homes does not guarantee any specific rental yield, occupancy rate, or capital appreciation on any property.
3. Remote Transactions & Power of Attorney
Overseas investors may complete purchases remotely through a properly registered and attested Power of Attorney. FBN Homes will guide investors on the required documentation but recommends independent legal counsel for POA execution in the investor’s country of residence.
4. Verification & Reporting
FBN Homes provides verified documentation, video walkthroughs or virtual site visits where physical presence is not possible, and regular WhatsApp/email updates for properties purchased or under management.
5. Rental Income Remittance
Where FBN Homes manages a rented property on an investor’s behalf, collected rent (net of the applicable management fee under our Property Management Terms) will be remitted to the investor on an agreed schedule and through an agreed, legally compliant channel.
6. Currency & Exchange Rate Disclaimer
Where transactions involve currency conversion, FBN Homes is not responsible for exchange-rate fluctuations, bank charges, or delays caused by international transfer/remittance systems.
7. Tax Responsibility
Investors are solely responsible for complying with applicable tax obligations in Pakistan and in their country of residence, including declaration of rental income, capital gains, and any withholding tax. FBN Homes recommends consulting a qualified tax advisor.
8. Confidentiality
Personal and financial information shared with FBN Homes for the purpose of facilitating an investment will be kept confidential and used only for the purposes of the engagement.
9. Governing Law
These Investor Terms are governed by the laws of Pakistan. Disputes shall first be addressed through good-faith negotiation before recourse to the courts of Attock District.
