These Rental Terms & Conditions govern the relationship between FBN Homes and any tenant (“Tenant”, “you”) occupying a residential or commercial property managed by FBN Homes in Kamra, Hazro, Attock and the surrounding GT Road corridor.
1. Security Deposit
A refundable security deposit equal to 1Month rent is payable before move-in, held against damages, unpaid utilities or rent arrears, and refunded within 30 days of move-out subject to a satisfactory property inspection.
2. Lease Duration & Renewal
Tenancies are typically issued for an initial term of 12 months renewable by mutual agreement. Renewal rent adjustments, if any, will be communicated at least 30 Days before the renewal date.
3. Rent Payment
Rent is due on or before the 5 DAY of each month. Late payments beyond 30 days may attract a late fee as disclosed in the individual tenancy agreement.
4. Maintenance Requests
Tenants should report maintenance issues directly to FBN Homes via WhatsApp or email. Routine repairs are coordinated within a reasonable timeframe; emergency issues (e.g. water, electrical safety) are prioritised.
5. Property Condition & Inspections
A move-in condition report is completed jointly before occupancy. FBN Homes may conduct periodic inspections with reasonable prior notice to the Tenant.
6. Subletting
Subletting or assigning the tenancy to a third party is not permitted without prior written consent from FBN Homes and the Owner.
7. Utilities
Unless otherwise stated in the tenancy agreement, the Tenant is responsible for electricity, gas, water and internet consumption charges from the date of occupancy.
8. Termination & Notice
Either party may terminate the tenancy by providing 30 days written notice, subject to the terms of the signed tenancy agreement.
9. House Rules
Tenants agree to maintain the property in good condition, avoid illegal use of the premises, and comply with any community/society rules applicable to the property.
10. Governing Law
These Rental Terms are governed by the laws of Pakistan, including applicable provincial tenancy regulations.
