These Property Management Terms & Conditions (“Management Terms”) govern the relationship between FBN Homes (“we”, “us”, “our”), founded by Fahad Bin Nisaar and based at Madina City, GT Road, Kamra, Pakistan, and any property owner (“Owner”, “you”) who appoints us to manage a residential or commercial property.
1. Scope of Management Services
FBN Homes provides premium, end-to-end property management services. This includes tenant sourcing and comprehensive screening, rent collection, maintenance coordination, periodic property inspections, and transparent owner reporting. We proudly serve properties located in Kamra, Hazro, Attock, and the surrounding GT Road corridor areas.
2. Transparent Fee Structure (No Hidden Charges)
At FBN Homes, we believe in absolute transparency. We guarantee that there are zero hidden fees, administrative markups, or surprise charges. Our straightforward management fees are as follows:

Residential Properties: 12% of the total rental income.

Commercial Properties: 8% of the total rental income.

Billing Cycle: Management fees are charged on an Annual basis by default. However, a Monthly payment plan is available upon the Owner’s demand to accommodate specific financial preferences.
3. Maintenance & Repair Threshold
We handle day-to-day maintenance coordination to ensure your property remains in excellent condition while keeping you in complete financial control:

Approval Limit: Any repair or maintenance work exceeding PKR 10,000 strictly requires prior approval from the Owner. FBN Homes will never initiate work above this limit without your explicit permission (unless it is a critical emergency threatening immediate structural damage to the property).
4. The 0% Loyalty Selling Fee
Any property actively under FBN Homes management earns a lifetime loyalty benefit: a 0% selling commission if and when the Owner instructs FBN Homes to sell that same property, in place of the standard fee described in our Buying & Selling Terms & Conditions.
5. Owner Responsibilities
To ensure smooth management, the Owner agrees to:

Provide accurate ownership documentation and any necessary Power of Attorney (especially for overseas Owners).

Ensure the property is structurally sound and compliant with all applicable local safety regulations prior to leasing.

Respond promptly to maintenance approval requests exceeding the PKR 10,000 threshold to avoid delays in repairs.
6. FBN Homes Responsibilities
As your dedicated property manager, we will:

Aggressively market the property and rigorously screen prospective tenants (including background and capability checks).

Execute legal tenancy agreements on the Owner’s behalf.

Collect rent and remit net proceeds to the Owner on the agreed schedule, providing seamless remittance support for Owners residing abroad.

Act as the primary point of contact for the tenant, shielding the Owner from day-to-day hassles.
7. Term & Termination
This management agreement remains active until terminated by either party. A written notice of 30 days is required for termination. Any management fees already earned up to the termination date shall remain payable.
8. Liability
FBN Homes exercises reasonable professional care in managing the property but does not guarantee uninterrupted tenancy, specific rental yields, or that the property will remain damage-free. Insurance of the property remains the Owner’s responsibility unless otherwise agreed in writing.
9. Governing Law
These Management Terms are governed by the laws of Pakistan. Any dispute shall first be addressed through good-faith negotiation before recourse to the courts of Attock District.
